Ownership & Land Records
- Sale deed / title documents — proof that you own the property.
- Patta / chitta — revenue records in the owner's name.
- Encumbrance certificate (EC) — showing the property's transaction history.
- Survey sketch / FMB extract — the official measurement record of the land.
These must be consistent with each other — mismatched names, extents or survey numbers are among the most common reasons applications get returned.
Plans & Drawings
- Site plan — the plot, its surroundings and access.
- Building plan drawings — prepared and signed by licensed professionals, showing floor plans, elevations and sections as the authority requires.
- Structural drawings or stability certification — for categories where the rules require them.
Applicant Papers
- Application forms of the respective authority, signed as required.
- Identity documents and photographs of the applicant.
NOCs & Clearances (Where Applicable)
Certain locations and building categories need clearances from other departments before or alongside approval — for example water and sewer (CMWSSB), electricity (TNEB), fire service for taller or special buildings, and other authority-specific NOCs. Which ones apply depends entirely on your project; discovering a missing NOC late is a classic cause of delay, so we identify them at the feasibility stage.
The Honest Answer: It Depends on Your Project
The exact list varies with the authority (CMDA, GCC or DTCP), the building category and the site itself. What we do is simple: after the feasibility check, you get a checklist specific to your project, we tell you which papers you already have in order, and we help you obtain the rest.
